Reading Borough Council: Improving commercial buildings for an energy-efficient future

  • Compliance

  • Mitigating against devaluation of commercial assets

  • A roadmap to B EPC ratings by 2030

Read on to find out how we helped Reading Borough Council reduce energy costs, increase the value of their commercial property portfolio, and get compliant with the Minimum Energy Efficiency Standards (MEES).

Meeting MEES regulations today

Reading Borough Council had a big job to do.

Getting EPC ratings of E and above for their commercial properties was crucial for regulatory compliance. And with 2030 on the horizon, they also needed a strategy for achieving B ratings in the very near future. Improving energy efficiency would also mean lower overhead costs for the Council, while making properties more attractive to commercial tenants.

But with a substantial portfolio of properties, they had a huge task ahead of them.

They didn’t have the time or the internal resources to deal with multiple vendors and service providers. They needed someone to take care of everything. From assessment to design and through to installation.

So they came to us.

And we delivered.

We assessed offices, shops, community centres and sports facilities in Reading, and we delivered commercial energy performance certificates for 52 properties with an energy efficiency rating of E or above.

But with the MEES regulations minimum standard moving to a C rating by 2027, and a B rating by 2030, there was still work to do.

Future-proofing for 2030

Reading Council needed to future-proof their buildings in a way that was straightforward, structured, and cost-effective.

This is where our MEES Asset Rating Optimisation Reports came in.

Where buildings had an EPC rating lower than a B, our reports outlined precisely where the problems were, with recommendations to improve the rating. This meant the organisation could make data-informed decisions, plan effectively and do their budget forecasting.

Our MEES Asset Rating Optimisation Reports provided Reading Council with a clear pathway to C rating by 2027, and B rating by 2030.

A more energy-efficient building is a more profitable building

By being proactive and improving energy efficiency, the organisation increased the value of their commercial portfolio. Cementing their ability to lease the properties, and increasing their value in a competitive rental market.

The Big Picture

Reading Borough Council are now meeting energy efficiency targets with our Energy Performance Certificates, while our managed MEES service has mapped out a route to Asset B rating for all their commercial buildings by 2030.
